We’ve recently exchanged contracts on the sale of this authentic loft in one of our favourite WC2 buildings, 10 Macklin Street.

As a team, we’ve had involvement in this scheme from its inception back in the early 2000’s when Covent Garden & Seven Dials were a very different place to now, with this development being quite a landmark for the area at the time.

Boutique developer Citychance engaged Haines Phillips Architects to design a sympathetic conversion of this historic 1920s warehouse into a layered mixed-use building. A subtle rooftop and three floors of modern apartments were discreetly integrated, creating eight exclusive, and entirely unique residences honoring the heritage of Covent Garden.


Covent Garden, and in particular Seven Dials, historically hosted costumiers, set designers, bookbinders, and printers, alongside warehousing linked to the fruit and vegetable market. The original structure at 10 Macklin Street was utilitarian: three storeys in red brick with arched windows and a recessed façade, typical of interwar commercial architecture.

Though not a listed building, the original warehouse contributed to the character of the Seven Dials Conservation Area, which was designated in the 1970s to preserve the area’s historic streetscape.

When designing these unique loft apartments, highly contemporary and a real departure for Covent Garden in the early 2000’s, the architects devised a bespoke low-profile roof form, crafted to prevent overshadowing and preserving street views — creating, as described in design commentary, an “inward‑looking community in the clouds”. This is still a unique and defining feature of the scheme to this day.


This grand loft with 3m ceilings has stood the test of time and presented an opportunity for a purchaser to acquire something rare and highly sought after in this historic neighbourhood.
